Torre Allende 6 condo features an open-air, European-style kitchen with gorgeous dark wood cupboards, granite countertops and stainless steel appliances, this space is perfect for whipping up traditional Mexican dishes made from farm-to-table ingredients. For added convenience, the built-in bar in the kitchen is perfect for mixing up poolside margaritas, ice cold cervezas and just-made chips and guacamole!

The dining room includes a large glass table and seating capacity for 6 people. Adjacent you will find the living spaces – both the living and dining room as well as the patio – blend seamlessly for indoor and outdoor entertaining. Constructions Notice

Puerto Vallarta is fast becoming such a popular hot spot that we are now experiencing a more than average increase in Construction Sites in the Romantic Zone. There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department.



ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 AM. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 PM.

PROPERTY POLICIES

CONDOMINIOS TORRE ALLENDE GUEST POLICY
Guests shall use the unit and the common areas in a manner that does not disturb the tranquility of the owners and does not compromise the security, health, stability and tranquility of the condominium.

Guests, both short and long term are prohibited from having pets.

Articles (towels, rugs, bedding, clothes lines, bicycles, etc) may not be draped or hung on or stored on balcony or terrace railings or walls.
Noise and music should be kept to a minimum at all times. Loud music or noise in either the private units or common areas that disturbs the tranquility of the owners is prohibited.

POOL RULES

1) Pool hours are 8 am to 11 pm.

2) Children under the age of 12 years on or near the pool deck must be accompanied by an adult supervisor at all times.

3) Infants must wear swimming diapers when in the pool.

4) Appropriate attire is required in the swimming pool at all times. Nudity in the pool or anywhere on the pool deck area is prohibited.

5) Noise, including music, must be kept at a level that does not disturb the tranquility of other guests and owners. All music on the pool deck area must be turned off by 11 pm.

6) Glass or other breakable or sharp items are not permitted in the pool deck area.

7.) The use of swimming accessories (inflatable rafts, toys etc.) must not interfere with the use of the pool by other persons and must not be left unattended in the pool area. No balls, frisbees, or water guns are allowed.

8.) Walking on the outer rim of the pool is prohibited.

9.) All persons using the swimming pool must dry off before entering the building.

10) When using the pool deck bathroom, please ensure to leave it in a clean manner.

11) Pets are not permitted on the pool deck or adjacent terrace.

12) The Home Owners Association is not responsible for any lost or stolen items belong to guests or personal injuries incurred during use of the pool deck area.

PARKING

Guest parking is limited to the assigned space of the Owner. All other guest parking including for apartments 4 and 11 are located below the building on Privada Allende.

CONDOMINIUM OCCUPANCY

Residency occupancy of private condominium units shall not exceed more than 6 (six) persons total.

Guests are obligated to respect and fulfill these rules and if they fail to do so, they may be evicted and expelled from the condominium if deemed appropriate by the Board of Directors or, in urgent circumstances, by the Administrator.

CONDOMINIOS TORRE ALLENDE
SUPPLEMENTAL RULES AND REGULATIONS

All Torre Allende homeowners, their tenants, guests, employees, and other persons on the premises must confirm to these Rules and Regulations at all times. Failure to do so may be met with appropriate action by the Administrator and/or the Board of Directors. Such actions for violations for these Rules and regulations can include warnings, restriction or suspension of privileges and/or monetary fines.

All Torre Allende homeowners are responsible and liable for the actions of their tenants, guests, employees, and other persons on the premises with their permission, as well as for any damage that they may cause to the common areas or to the private units of other owners. Condominios Torre Allende maintains its relationship exclusively with its homeowners and not with tenants, guests, or employees of homeowners.

COMMON AREA RULES

1. The hallways, stairways, patios, garage, land or other common areas may not be used for exclusive private purposes. Selected common areas, such as the swimming pool terrace, may be reserved in advance for temporary private functions at the discretion of the Administrator and/or Board of Directors, as long as the tranquility of other homeowners is not substantially disturbed.

2. No signs, or commercial or political advertising, or notices of any type may be posted in unit windows, balconies, terraces roofs, or building facades, or common areas, except in an area specifically designated for owners notices by the Administrator or Board of Directors

3. Articles (towels, rugs, bedding, clothes lines etc) may not be draped or hung on or over balcony or terrace railings or walls, where they may be visible on all four(4) sides of the building.

4. Holiday decorative items on the balconies, terraces or terrace railings (Christmas lights, garlands, trees, flags, etc) are prohibited except from December1 though January 6 each year. Permission for occasional single day display of flags or banners or other celebratory materials (for holidays, special occasions etc.) may be requested in advance, and permission is at the discretion of the Administrator. Displays at other times are prohibited and no permanent flagpole may be installed on any private unit balcony or terrace. In no case should decorative displays or flags be offensive or ostentatious, nor may they obstruct the normal view of any other Torre Allende occupant.

5. The use of common areas for skating, bicycling, ball games, and other similar activities is prohibited.

6. Noise and music should be kept to a minimum at all times, and loud music created by, or caused to be created by, owners or other occupants in either private units or common areas, that substantially disturbs the tranquility and rest of other owners and occupants of Torre Allende, is prohibited.

7. The use of common areas for business or commercial enterprises is prohibited.

8. Storage of trash, garbage, or personal property in the common areas is prohibited, except in areas specifically designated for these purposes by the Administrators, and no trash shall be left in the hallways overnight.

9. Use of the elevator by workers or contractors who are hired by owners to work in private units may be used only with the specific permission of the Administrator, and such permitted use may be restricted, limited or prohibited by the Administrator or Board of Directors.

10. Owners are responsible to insure that workers or contractors hired by them to work in private units do not obstruct, damage, or leave dirt or messes in the common areas.

11. No personal satellite dishes may be attached to balconies or any other building surface.


SWIMMING POOL AND SURROUNDING
TERRACE AND GARDENS

1. Persons using the swimming pool before 8 a.m. or after 11p.m. must do so quietly.

2) Children under the age of 12 years must be accompanied in or near the pool by an adult supervisor at all times. Infants without swimming diapers shall not be permitted in the pool.

3) Appropriate attire is required in the swimming pool at all times. Nudity in the pool or anywhere on the pool terrace and garden area is prohibited.

4) Excessive noise is prohibited at all times. Electronic music devices and/or radios may only be used with earphones, except upon special occasions with prior approval by the Administrator and/or Board of Directors.

5) Glass or other breakable or sharp items are not permitted in the swimming pool area.

6). Pets are prohibited from the swimming pool or the surrounding terraces and garden areas.

7.) Swimming accessories (inflatable rafts, toys etc.) must not interfere with the use of the pool by other persons and must not be left unattended in the pool area. No balls, Frisbees, or water guns shall be allowed.

8.) Walking on the outer rim of the pool is prohibited.

9.) The swimming pool and lounging area may not be used by the building employees or by the private employees of owners or tenants.

10.) Persons who are not occupants of the private condo units may not use the swimming pool unless the authorizing homeowner or tenant is present on the premises of the building.

11.) Exclusive use of the swimming pool and or surrounding pool terrace area for private parties, etc is prohibited without prior approval by the Administrator.

12.) All persons using the swimming pool must dry off before entering the building.



PARKING

Owners, their guests, or their employees may not park vehicles inside the parking area in any space specifically assigned to another owner or another purpose, and may not park vehicles in any area not specifically designated for parking.


CONDOMINIUM OCCUPANCY

Residency occupancy of private condominium units shall not exceed more than 6 (six) persons total. Exceptions to this rule may be considered under special circumstances by the Board of Directors, in response to a written request from the homeowner.


CONSTRUCTION AND REPAIRS

1. All construction or repair work performed inside private condominium units by outside architects, contractors or workers requires written permission in advance by the Administrator, subject to the provisions of the By-Laws.

2. In cases of protracted work projects that may require a number of weeks or months to complete, the Administrator or Board of Directors may require certain accommodations in the work schedule in order to minimize the degree of disruption, discomfort, and inconvenience that may be experienced by other owners.

3. Any repairs or construction in private units that transmits protracted loud noise into other private units cannot begin before 9 a.m. and cannot continue beyond 5 p.m., and such work may not be performed on Saturdays and Sundays or Holidays.

4. Owners who are performing noisy repairs or construction work in their private units should make reasonable modifications of the work schedule in order to accommodate exceptional need of any neighbor for tranquility.

5. Construction workers and materials cannot be transported in the elevators without prior written authorization from the Administrator. Damage to the elevators may result in revocation of any such authorization.

6. Owners of private units may employ building employees to perform minor repairs or alterations within their private units by filing a written work request with the Administrator, describing the work requested. Performance of such work is subject to the approval of the Administrator, and it will not be permitted if it interferes with the employee’s regular duties. Owners will be charged for such work, at cost and without profit, as determined by the Administrator. Owners must purchase and supply all materials to be used, and work performed can not include any major construction or alterations. Owners shall utilize such workers at their own risk, and the Administrator, the Board of Directors and the Association will provide no guarantee or indemnification for the work performed by building employees.

7. Owners will be held financially responsible for any damage to the common areas of the building or property caused by architects, contractors, or workers in their employment, and owners may be held financially responsible for any increased costs of cleaning of the common areas caused by the persons employed by them.

8. Architects, contractors or workers who repeatedly or egregiously violate the provisions of the By-Laws and these Rules and Regulations may be banned from entering or working within the building for as long as one year.


MISCELLANEOUS RULES

1. Homeowners must provide the Administrator with entrance keys to their condominium units within 10 days after taking ownership. Administration must be able to gain access to the units, subject to the conditions and limitations provided in the By-Laws.

2. Homeowners must not intentionally throw or drop objects onto the surrounding streets or property or into the terraces of private units of other homeowners, and they must take reasonable precautions to avoid objects from accidentally falling in a similar manner.

3. Before taking possession, new homeowners must provide documentation of ownership, in addition, a copy of the escritura must be provided within 30 days of its receipt.

4. Plants must not be allowed to block the views or enter the private space of other homeowners. Owners can not keep plants that drop or shed leaves or flowers or sap to a degree that may create adverse aesthetic, infestation, or litter problems.

5. Owners should use outdoor barbeque grills with discretion and consideration, to avoid disturbing their neighbors with excessive smoke, and to avoid creating fire hazards.

6. The use or storage of flammable materials, explosives, toxic materials, fireworks, or any such other materials that could present a threat and danger to the structural integrity, safety, or security of the building or to its occupants is prohibited. Similarly, homeowners must take reasonable precautions not to create nor allow situations or circumstances that present serious real or potential risk for personal injury.

7. Garbage must be disposed of in sealed plastic bags and placed in containers and in areas specifically designated for that. Large scale or size trash or discarded items must be hauled at the owners expense to an appropriate dump site, and leaving or disposing of such items in any of the common areas is prohibited, except in areas and/or containers designated by the Administrator or Board of Directors.
