DESCRIPTION

The Zenith Complex located approximately 3 blocks from Puerto Vallarta’s famous Los Muertos Beach (in the old Manana complex) includes an elevator, a fabulous roof top terrace where you will be able to enjoy the spacious infinity pool (not heated), and socialize with friends in the Jacuzzi. Constructions Notice

Puerto Vallarta is fast becoming such a popular hot spot that we are now experiencing a more than average increase in Construction Sites in the Romantic Zone. There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department.



ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS
Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 AM. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 PM.

RULES AND REGULATION

NO PETS

Guests should be registered with security and they should leave identification with security guard.
There are no parties permitted in the condo.
There is no loud music permitted in the condo.

Check-out is by 12 pm, check-in after 3 pm (inquire about flexibility, as available)

We kindly ask you to turn the A/C off when you are away from the condo.

BUILDING RULES AND POLICIES

The main objective of the present regulation is to harmonize the common life of all residents of the Zenith Building, within standards of education, respect, collaboration, cordiality, morality and good manners.

These policies will serve to regulate the use and regulation of goods and services of common use, they are of general character and obligatory for condominium owners, employees, visitors and other people related to the condominium.


-t is prohibited to use the services of the maintenance personnel of the condominium for services other than their function, therefore all condominium owners must refrain from offering gratuities to the employees in exchange for receiving services other than those of their functions.

- When not in residence the owner should be limited in units to the maximum of 4 people in condominiums of 1 bedroom and 6 people in condominiums of 2 bedrooms. Consider that each minor is considered an occupant. Surplus owners will be charged a penalty per night of $ 100 USD per night when the capacity is exceeded.

- When you are invited to stay at your condominium during your absence, it is necessary to send a written notice of the number of persons, the name of the person responsible and the dates in which they will be using your unit to allow access, should be addressed to The minimum administration 3 days before the date that the guests arrived.

- Refrain from hanging or placing cables, objects and advertisements on roofs, balconies, terraces, windows, railings or any other place from which objects can be seen from outside the unit with the naked eye. This includes the use of protections and or blacksmithing for windows and doors

10. The owners of the building are responsible for the damages they cause to third parties for the repair of any damage both in the internal part of their apartment and the facilities of their property located outside it. These repairs must be made as soon as the owner is aware, by any means, of the irregularity and this is causing or may cause damage to the integrity of other apartments or facilities. The owner is obliged to give special attention when it comes to water leaks, problems in the electricity system, operation of air conditioning and gas leakage.

-Please take the necessary precautions in handling the intercom so that the main door of the Building is not opened inadvertently. In particular, make sure children do not play with the intercom. If the intercommunication is damaged due to improper use, the damage suffered will be borne by the responsible Owner/guest.

-The Owners, Residents, Tenants and Visitors, will take care not to allow access to the Building of persons of bad behavior, in a state of drunkenness or of immoral aspect.

-It is strictly forbidden to walk naked and expose yourself to exhibitionism, any violation of this clause will have a penalty of $ 100.00US for the owner and the total restriction to the building of the person identified by the cameras.

-Place the trash in the Shut which is located in the cube of the staircase, in closed bags, under no circumstances may be hung in corridors or entrance door.

GYM REGULATION

1. Schedule of use of the Gym is from 6:30 a.m. to 9:00 p.m. from Monday to Friday, Saturday from 7:00 a.m. to 2:00 p.m. and Sundays will remain closed.

2. Wear appropriate sports clothing and shoes when entering.

3. It is mandatory to enter the use of hand towel for sweat.

4. For no reason can you enter or remain shirtless in the gym area.

5. Do not introduce food to the area, if you need a drink please keep in a plastic
container.

6. Do not play or run within the area.

7. Respect and take care of areas and times.

8. Access to the fitness area with children is not allowed.

POOL REGULATION

GENERAL:
