PVRPV Puerto Vallarta proudly presents its newest addition to our premium inventory of vacation properties, one and a half bath Condo, Aguacate 602 on the sixth floor at Aguacate 10-unit building.

Aguacate building, was completed on 2017, It is charmingly appointed and includes a rooftop terrace with Jacuzzi and dipping pool, from the terrace you are able to enjoy the fabulous views of the Sierra Madre mountains and the town of Puerto Vallarta. Located in the neighborhood of Romantic zone of Puerto Vallarta and nestled right alongside the river that flows through downtown of this city of Vallarta. You will feel like you are miles from town, but will only be a short 5-minute drive to all the action of Old Town Puerto Vallarta and feel the vibrant traditional Mexican neighborhood of Emiliano Zapata close to Los Muertos Beach and the so famous Basilio street for Restaurants, bars, stores.

Aguacate 602 Condo features a full-equipped kitchen; burner gas stove top, dishwasher, oven, microwave, refrigerator and coffee maker with granite counter. The dining table sits six comfortably, also there is a balcony with 2 chairs and a table. This unit is equipped with an additional half bathroom with a washer and dryer, air conditioning, Wi-Fi internet and Television in the living area.

This condo has a comfortable king size bed in the bedroom and adjoining ensuite bathroom with color tempered glass walls for privacy. The bedroom has sliding windows with access to a back balcony to enjoy the views to the Sierra Madre mountains and old town local neighborhood.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy

- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 p.m., will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 a.m. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 p.m.

Comments About the Vacation Rental Unit:
ALL PVRPV staff members are and were exceptionally friendly and all provided top notch service with no exceptions. We love the condo unit we stayed in (602-183 Aquacate) and are already booked to return for 11-12 weeks in 2024. The only negative in the condo unit from our perspective is the couch/foldout bed in the living room. It is not comfortable to sit on for any length of time and it is very uncomfortable to sleep on when folded out to use as a bed. We don't use the fold out bed option very often but when we do it is not at all comfortable. to sleep on. We love the pool deck and would like to see the hot tub/whirlpool functioning. We have stayed in 602 for 11-12 weeks two years in a row (2022 and 2023) and will be returning again for 11-12 weeks in 2024. The hot tub/whirlpool had no water in it in 2022, had water in it in 2023, but it might as well have been dry as the water was always cold with no provision for us to change that and the jets were never operational , nor do we know how to make them operational. Having the hot tub/whirlpool fully functional on the pool deck would definitely enhance our experience staying in 602-183 Aquacate. The two before mentioned negative issues aside my wife and I love staying in 602-183 Aquacate and dealing with PVRPV and we will continue to work around the two issues if and as necessary See you in early January 2024..

Todos los miembros del personal de PVRPV son y fueron excepcionalmente amables y todos proporcionaron un servicio de primera clase sin excepciones. Nos encantó el apartamento en el que nos alojamos (602-183 Aquacate) y ya hemos reservado para volver durante 11-12 semanas en 2024. Lo único negativo en la unidad de condominio desde nuestra perspectiva es el sofá / cama plegable en la sala de estar. No es cómodo para sentarse en cualquier longitud de tiempo y es muy incómodo para dormir cuando se pliega a utilizar como una cama. No utilizamos la opción de cama plegable muy a menudo, pero cuando lo hacemos no es en absoluto cómodo dormir en ella. Nos encanta la cubierta de la piscina y nos gustaría ver la bañera de hidromasaje / jacuzzi en funcionamiento. Nos hemos alojado en 602 por 11-12 semanas dos años seguidos (2022 y 2023) y volveremos de nuevo por 11-12 semanas en 2024. El jacuzzi/bañera de hidromasaje no tenía agua en 2022, tenía agua en 2023, pero podría haber estado seco ya que el agua estaba siempre fría sin que pudiéramos cambiarla y los chorros nunca funcionaron, ni sabemos cómo hacerlos funcionar. Tener la bañera de hidromasaje totalmente funcional en la cubierta de la piscina sin duda mejoraría nuestra experiencia de estancia en 602-183 Aquacate. Aparte de las dos cuestiones negativas mencionadas anteriormente, a mi esposa y a mi nos encanta alojarnos en el 602-183 Aquacate y tratar con PVRPV y seguiremos trabajando para solucionar las dos cuestiones si es necesario. Nos vemos a principios de enero de 2024.

Comments About the Vacation Rental Unit:
Neither the pool or hot tub/whirl pool are heated so we did not use either. A non heated pool is useable at certain times of the day in hot weather but who would ever use a hot tub/whirl pool that is not heated, certainly not me or my wife? The hot tub/whirl pool had water in it but it may as well not have as it was not useable in the normal sense. The pool, surrounding area and bathroom facilities on the pool deck were kept very clean by the staff I must say and we did use the sun deck and the chaise lounges adjoining the pool regularly.

Overall we liked the condo unit and complex we rented thru PVRPV and have rented the same unit again for 81 nights in 2023. We would like to see the hot tub/whirl pool and pool itself heated for next year if at all possible. I realize installing heaters in the before mentioned amenities is not under the realm of responsibility for any individual condo unit owner or PVRPV, but rather the condo complex's board of directors as a whole. I can only hope that they feel the same way I do and at some point decide to at least heat the hot tub/ whirlpool.

Comments About the Vacation Rental Unit:
There is a whirlpool/hot tub and pool on the roof of the premises. Both were useable but neither is heated and as a result we did not use them.. The whirl pool/hot tub in particular is of little or no value to anyone without it being heated. I would suggest that they should either install a heater in the whirlpool or decommission it period. The sundeck area and furniture were all in excellent condition and very clean at all times. As a result we did use those regularly for sunning.

Overall , Aquacate is a nice building. The only downfall of note is very frequent water issues. No water pressure or very low water pressure. It happens much too frequently and makes showering and laundry unpleasant. Other than that, we love the unit and your staff have been great. Tania and Jamie are great assets to your team! Thank you! We were never met at CHECK-OUT! I believe that it was Jonathan. We waited 40 minutes past our scheduled time of 12:00 noon.; but it's up to you.
We left and got to a major mess at the airport with computers in operation. Our unit had issues from cockroaches initially to swamp gas in our unit as well as the others. Not a great unit due to minor issues. The pool and esp. the HOT TUB are not heated. In the 6 weeks we were there, NO ONE used the pool or hot tub. A real joke. At night, the wind comes through the Cuale River Valley and howls through the building with all windows closed. The pool is directly above the dining room and you can hear the motor and water moving at all times. When the hot tub is on, with no HOT, the motor can be heard in the bedroom.
This unit has many issues. I would not represent them at all, but that is up to you.

Nunca nos encontramos en CHECK-OUT! Creo que fue Jonathan. Esperamos 40 minutos después de nuestra hora programada de las 12:00 del mediodía; pero depende de ti. Nos fuimos y nos metimos en un gran lío en el aeropuerto con las computadoras en funcionamiento. Nuestra unidad tuvo problemas de cucarachas inicialmente para inundar el gas en nuestra unidad, así como los demás. No es una gran unidad debido a problemas menores. La piscina y esp. La bañera caliente no se calienta. En las 6 semanas que estuvimos allí, NADIE usó la piscina o el jacuzzi. Una broma de verdad. Por la noche, el viento atraviesa el valle del río Cuale y aúlla a través del edificio con todas las ventanas cerradas. La piscina está directamente encima del comedor y se puede escuchar el movimiento del motor y del agua en todo momento. Cuando la bañera de hidromasaje está encendida, sin calefacción, el motor puede escucharse en el dormitorio. Esta unidad tiene muchos problemas. I've used PVRPV many times over the past several years. The purpose of this trip was to get away from reality and to do something easy and relaxing. You see my Dad passed away on March 18th and I was his primary care giver. He lived to be 89 and eventually passed due to Congestive Heart Failure. He lived a great life. But the last 18 months were hard on us both. So I needed to just get away in a comfortable place and use a Property Management team that I have known for years, and just have a quiet and easy vacation. And that is what I received. I want to thank you all for your help and understanding.

He usado PVRPV muchas veces en los últimos años. El propósito de este viaje fue alejarse de la realidad y hacer algo fácil y relajante. Ves que mi papá falleció el 18 de marzo y yo fui su cuidador principal. Vivió hasta los 89 años y finalmente falleció debido a una Insuficiencia cardíaca congestiva. Él vivió una gran vida. Pero los últimos 18 meses fueron difíciles para nosotros dos. Así que necesitaba alejarme en un lugar cómodo y usar un equipo de Administración de propiedades que conozco desde hace años, y simplemente tener unas vacaciones tranquilas y fáciles. This was our 2nd trip to 183 Aguacate, and we are very happy!

1 small complaint (about the condo) is that the Jacuzzi on the roof is not heated (or the heat was turned off), and it was nearly impossible to get into it due to the colder weather at night.

The elevator broke down one Sunday, and we just assumed it wouldn't be fixed until Monday morning, but to our surprise, it was fixed within an hour by the condo staff. Kudos for them for this!

We actually never needed to talk or communicate on the trip with PVRPV at all except for check in and check out as we had no problems.

On our previous trip we reported a small issue with the cleaning staff because after the cleaning the floors they were still very sandy. I have to say though THIS year they were immaculate. She did an amazing job cleaning everything, and even folded our clothes for us (which I totally did not expect!)

See you guys next time. We can't wait to book our next trip with you!

Este fue nuestro segundo viaje a 183 Aguacate, ¡y estamos muy felices! Una pequeña queja (sobre el condominio) es que el jacuzzi en el techo no tiene calefacción (o el calor estaba apagado), y era casi imposible entrar debido al clima más frío de la noche. El ascensor se descompuso un domingo, y supusimos que no se solucionaría hasta el lunes por la mañana, pero para nuestra sorpresa, el personal del condominio lo arregló en una hora. ¡Felicitaciones por ellos por esto! En realidad, nunca tuvimos que hablar o comunicarnos en el viaje con PVRPV, excepto por los registros de entrada y salida, ya que no tuvimos problemas. En nuestro viaje anterior informamos un pequeño problema con el personal de limpieza porque después de la limpieza de los pisos aún eran muy arenosos. Debo decir que este año estuvieron inmaculados. Ella hizo un trabajo increíble limpiando todo e incluso dobló nuestra ropa para nosotros (¡lo cual no esperaba!) Nos vemos la próxima vez. No podemos esperar para reservar nuestro próximo viaje con usted!

Martin was an excellent host and very attentive. We lost power for a few hours on our last evening. Staff was quick to respond and got most of the power working within a few hours but we had no air conditioning and hot water that night and the next day. The Maid did not show up on one of the three days listed. The common area roof deck is a gem. It would be nice if the common area hot tub was heated (the temperature was the same as the pool). It would also be nice if on the website you can search by property number as well as by name.

PVRPV Staff should get a 10!

When we arrived Angel went way above and beyond. We had a small issue with the gas not working on the first day, which was quickly resolved the next morning.

He also asked if we needed anything else, and I asked him where the money exchange was located. While I was planning on walking to the location he offered to drive me there in the PVRPV vehicle. Not only did he do that for us, but he also made stops to buy beer, and dinner for the evening. What a warm welcome we had - we will never forget it!!! Stuff like this keeps us coming back every year. Can wait to see you again next year Angel!!!

Our only issue with the unit was the 1/2 bathroom. There is a emergency drain in there for the washer/dryer flooding. Unfortunately that drain has a strong sewer/sewage smell. We kept the door closed at all times, but could sometimes smell it in the apartment.

Regarding the poll upstairs, it was very nice and had beautiful views of the city and bay. However it was difficult to use some of the features of the pool/jacuzzi. For example the maintenance guy had to help us turn on the waterfall, which took a complicated mix of turning valves in a hidden control area. Also the first time we tried to use the jacuzzi, the wall switches didn\'t work. Luckily again, the maintenance man was there to turn some hidden valves in a maintenance locker. It would have been nice if these were more user friendly.

This is a brand new condo, and everything was great about it. The kitchen was well stocked with cooking equipment, both the living room and the bedroom had a nice TV with a Roku box attached to each. Internet was good. I enjoyed the roof-top pool. This was definitely a great find, and perfect for my last-minute getaway. I live in Puerto Vallarta and needed a place to stay while work was done on my place.
