The property is situated on the hillside of the 5 de Diciembre neighborhood just a few blocks from popular restaurants, markets and beaches.
This beautiful decorated two-bedroom and two-full bath relaxing paradise is the perfect place to escape in one of the most beautiful cities in the world. Los Altos - Casa Camartiz is located on the top floor of a three-story building with over 1,000 square foot of living space.
As soon as you step of the elevator, you’ll be able to enjoy the magnificent view of Puerto Vallarta. Once you enter the unit, you’ll feel immediately welcomed by the bright and open kitchen, luxurious finishes, vaulted ceilings, efficient space arrangement, and bright, and spacious living area. From there, enter into the privacy of your spacious and comfortable main suite featuring a King size bed and a wall to wall closet with large in-suite bathroom and an amazing terrace with amazing views of Puerto Vallarta. If you decide to bring guest or family members with you, a second bedroom is fully furnished with a Queen bed and a wall-to-wall closet. A spacious second full-bathroom and washer and dryer set are also available for your use.
The kitchen is fully equipped to make dinner for you and your guests. It includes a full-size side by side fridge/freezer that includes icemaker and filtered water. The six-burner range gives you the opportunity to make a delicious meal while you enjoy the company of you family and/or guests.
The dining table sits four comfortably while the living room area gives additional space to accommodate your guests. The unit includes two 55-inch smart TVs (one in the living room and one in the master bedroom) as well as a Bluetooth speaker system to help you enjoy your favorite hits!
The property, which is composed of two separate secured buildings, provide you access to two separate gorgeous swimming pools with view of the ocean and the city as well as jacuzzi for you to relax. Just directly above the unit access by the elevator, you’ll be able to access a terrace with 360-view of the bay where you can watch the lovely sunsets of Puerto Vallarta. However, if you need miss the gym, there’s a gym available in the complex to use. The property is located on a hill with almost no car or foot traffic.
Parking: the unit includes a secure parking spot inside the garage with direct access to the building elevator.

Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas.
All guests registered to stay in this unit are required by the administration of the complex to wear an arm bracelet during the entire time of their stay. The arm bracelet must be returned to the PVRPV concierge at the time of check out. In the event the guest loses this bracelet, a fee of 200 pesos will be charged for each one lost.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 pm until 8:00 am, including Speakers, Music, Televisions, Washer/Dryer, etc. inside of the unit.
POOL POLICY
Please return the towels to the unit.
The use of the POOL is at your own RISK.
NO glassware in the pool or around the pool. PLASTIC glasses and stemware only.
NO Pool Parties.
NO Running around the pool area.
NO Urinating in the pool. Please use the washrooms in the room next to the pool.
PLEASE SHOWER or RINSE prior to using the pool.
GUEST KEYS
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD ($1,000 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.
LOS ALTOS VILLAS INTERNAL CONDOMINIUM REGULATIONS AND BY-LAWS COSTA RICA BUILDING AND PANAMA BUILDING
Note: These By-Laws are governed and dictated by the current Civil Code Articles of Jalisco Condominium Law. Any changes to the Jalisco Condominium Law will dictate the automatic update of this document.
PROHIBITED ACTS
The Condominium Owners shall not perform any acts or occurrences that violate these regulations or the law. The gardens and common areas shall only be used as designated. The Condominium Owners as well as their Visitors, Occupants or other third persons shall observe within the Condominium, all rules and regulations and shall be respectful of other Owners and Employees.
Should any rule or regulation herein be violated, the Administrator shall levy a fine against the Owner of the Unit who committed such violation. Any violation committed by the Owner or his/her Occupant as defined herein, shall be responsible to pay the fines. The fines to be levied are as follows:
1st offence – written warning
2nd offence -- $4200 pesos
3rd offence -- $8400 pesos
4th offence – Unit gas shut off until violation is remedied
Should any legal claim be filed as a result of a violation, the Owner shall be responsible for all legal costs.
Each Condominium Owner shall be responsible for any damage to the Common Areas, caused by themselves or their Visitors or Occupants. Any necessary repair or replacement will be the Condominium Owner’s sole responsibility to pay for any necessary repair or replacement. The amount must be paid to the Administrator within three days following a request for payment.
Each Condominium Owner shall give immediate notice to the administrator of any material damage caused to the Common Area or of any situation that violates these By-Laws and may affect the future common interests.
No activity shall be permitted within the Condominium Complex that may be dangerous, or unhealthy to Owners. This may include the discharge of weapons, setting of fires, throwing objects off of balconies, or any other act that could cause harm to others.
All children under the age of 16 must be accompanied by an adult when using the pools, gym, jacuzzi or roof tops.
The Condominium Owners shall not perform themselves, nor shall any person that occupies their Private Unit perform any act that could adversely affect the appearance and prestige of the Condominium. This may include removing plants or leaving trash in the common areas, or any other act that negatively impacts the Condominium appearance.
In order to meet the purposes referred to in these By-Laws, the following prohibitions are established for the Condominium Owners. Such prohibitions may be waived with the previous written consent of the Board of Directors through the Administrator, and only when there is a justified cause for such exception.
- In no event may parts nor fractions of a Private Unit be subject to division, transfer, lease nor lend, under nullity penalty.
- Except for a special agreement among the Condominium Owners, such as special events, it is prohibited to make noise (no Ioud gatherings) in the Common areas of the Condominium after 10:00pm, unless previously authorized in writing by the Administrator, thus ensuring a peaceful environment for Owners, Visitors and Occupants.
- The use or storage of flammable materials, explosives, dangerous materials or any such other materials that could represent a threat to the security of the building or its occupants, is strictly prohibited. Garbage shall be disposed of in secure, polyethylene bags and placed in the expressly designated areas, avoiding its exposure in hallways or passageways.
- Any electrical or cable connections that do not belong to the Condominium Owner’s Private Unit shall be prohibited. No satellites shall be placed in the Common Areas.
- The Condominium Owners, Visitors or Occupants, shall not hang anything on the window frames, balcony railings or cause any liquid waste or objects to go onto the Common Areas or onto other Private Units.
- Electronic equipment shall be used at a volume to be heard within the Private Unit so it does not bother other Condominium Owners.
- The rental or lease of a Condominium Unit to other persons that are disruptive or abusive to other Condominium Owners shall be prohibited. Units may not be sublet by renters to other renters.
The following regulations shall apply to all renters:
• Renters may not invite guests from outside the Condominium to use the Common Areas, unless the Owner accompanies the guest(s).
• Rentals must be for three days or more.
• Short term renters (less than one month) may not have pets in the unit.
• Owners are required to provide renters with the Condominium Rules and any violation of the rules will result in fines to the Owners.
• Parking spaces may not be loaned or rented to any person not residing in the Condominium Complex. They may be used by Renters while occupying a unit. Violation of this rule will result in a fine to the Owners.
It shall be prohibited to sell or transfer a Private Unit without having completed all obligations to Los Altos Villas. If there are any outstanding obligations, dues or fines, the new Owner shall be responsible for paying those obligations. The transferor and transferee shall be obligated to liquidate all debts at the time of such transfer.
It is prohibited to use Los Altos personnel in the service of the Condominium for individual use.
It is prohibited to put nails, hooks, screws or any similar item, temporarily or permanently, outside of the Private Units or inside if affecting the neighboring unit.
It is prohibited to make new entrances or windows to the Private Unit or new exits to hallways or vestibules.
Condominium Owners that do not occupy their Private Units themselves, are at all times personally responsible for execution and completion of all charges, obligations, and conditions set forth in the By-Laws.
The Condominium Owners of Los Altos Costa Rica Building and Panama Building will have access, permanently and irrevocably, to the Common Areas of the other building.
The Condominium Owners, Visitors and Occupants shall allow the Administrator to inspect their Unit with previous and appropriate notification during working days, between 10:00am and 2:00pm in order to verify the compliance with these By-Laws. All Condominium Owners must provide the Administrator with the name and contact information for the person who has access to their Unit.

Comments About the Vacation Rental Unit:
We used the outdoor pool area across the street and the rooftop deck. Everything was clean and well maintained and staff were friendly. Beautiful rooftop views. One drawback was the location was up a hill and we needed to cab or Uber up as it is very steep. Kim Espana from PVRPV was excellent. We contacted her a few time and she responded quickly and had issues resolved as soon as possible. On occasion there is a sewer smell in the master bathroom but overall the property was great. We appreciated filtered water and many supplies provided.
Utilizamos la zona de la piscina al aire libre al otro lado de la calle y la terraza de la azotea. Todo estaba limpio y bien mantenido y el personal era amable. Bonitas vistas de la azotea. Un inconveniente fue que la ubicación era en una colina y tuvimos que taxi o Uber hasta ya que es muy empinada. Kim Espana de PVRPV fue excelente. Nos pusimos en contacto con ella varias veces y respondió rápidamente y resolvió los problemas lo antes posible. De vez en cuando hay un olor a cloaca en el baño principal, pero en general la propiedad era genial. Apreciamos el agua filtrada y muchos suministros proporcionados.

Kim Espana was excellent! She was friendly, responded quickly to any questions or concerns and had them resolved. She also showed us a couple of places to book for next year on flatter ground. We booked through her again and have recommended her to friends.
