Welcome to your home away from home, with an amazing, full ocean view and overlooking Puerto Vallarta's historic Centro area. Perched high above the city, this spacious, open, contemporary condo has it all. Marble floors, split floor plan with king size beds in both bedrooms, en suite bathrooms for both, a fully equipped kitchen, full size washer and dryer, a shared infinity pool, and did we mention the amazing ocean view?

The ocean-side balcony runs the entire length of the condo. In the morning, enjoy a cup of coffee here while watching the bay come to life. You will likely spot whales during the season! In the evening, enjoy your favorite drink while watching the sunset, city lights and fireworks over the bay. Floor to ceiling glass and sliding doors along the entire balcony make it so you never have to take your eyes off that spectacular ocean view, even while inside the condo! Even from the master bedroom, which has its own access to the balcony. The balcony also blends seamlessly with the living and dining areas to create one large, open area for an indoor / outdoor entertaining experience.

The condo has air conditioning. Frequently, that is not even needed because of refreshing cross breezes at this hilltop location and the two balconies on opposite sides of the condo. Just open some windows and doors for comfortable temperatures and fresh air!

The Wi-Fi and high-speed, fibre Internet connection readily make this your remote office to "work from home." Worktables with built-in USB and power outlets make for functional, flexible workspaces. The high-speed Internet is also great for streaming to the living area's 65" TV. Netflix is provided. We have found that if you bring your Firestick and have a VPN you can stream all your apps just as if you were at home.

Be sure to enjoy the shared infinity pool and lounge area. Perfect for a refreshing dip as you look over the bay, snoozing in the sun on a lounge chair, or reading a book in the shaded area.

The building has an elevator for easy access to this fourth floor condo, security camera, and locked gates at the ground level, at the condo’s private entrance and at the pool's entrance.

Location:
If you have been to Puerto Vallarta before or have been researching the best locations to stay, please note that this condo is in a great location, on the border of the 5 de Diciembre and el Cerro neighborhoods, overlooking Centro Puerto Vallarta and Banderas Bay. On a clear day you can see the Marietas Islands! The condo building is in a neighborhood, where you can live like a local. It is an easy downhill walk to the Malecon/Boardwalk where you will find many restaurants, bars and shops. Continue walking south and you will be in the Romantic Zone which has lots of restaurants, bars and shops. Ubers and taxis are readily available and inexpensive, which is especially nice when you want a quick, easy trip back up the hill to the condo. Please note that this condo is most easily accessible by car. The path that leads to the street to be able to walk to shopping, restaurants and beach is only accessible in daytime.

During 2022 a number of upgrades were made to the condo, including the following:

The guest room bed was upgraded to a king size bed. New king size mattresses were installed in both the master and guest bedrooms. Both also have new bedspreads and sheet sets.

A comfy, new, blue leather sofa and love seat replace old furniture for a more luxurious, comfortable seating arrangement in the main living area. Great for relaxing and for watching TV.

New rugs and runners were added for a cozy, contemporary feel.

Semi-opaque, pull down blinds were installed on the larger balcony, at the railing. Watching the sunset is fantastic but for a short while before that, the blazing sun can sure heat things up! The new blinds block about 85% of the light which lets you enjoy sitting on the balcony at all hours of the day.

Two new, counter-height sofa tables, with three padded stools each, were added in the flex space. Feel free to move them as needed for whatever works best for you. For example, move them behind the sofas for a comfortable place to have dinner while you watch a movie on TV. The tables are also great for a remote workspace or for online research for that future Puerto Vallarta home. If you move them onto the balcony, be sure to bring them back inside to avoid damage from sun, wind, rain and so on.

Two new, eclectic guest chairs and folding table were added for function and fun. All three were hand painted by a local artist and were purchased from the shop Arte Viviente.

New under-cabinet lighting was installed in the kitchen.

The entire building exterior including balconies were freshly painted!

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

Actions that disturb the peace, well-being and security of both the property and its permanent or temporary occupants are prohibited in the Condominium.

All acts and attitudes contrary to the law, order and good customs are prohibited. This includes the following in a more non-limiting way:

1 Any violation of the laws, norms and regulations included in the penal code of the State of Jalisco and the Municipality of Puerto Vallarta, and these violations may be reported to the authorities of the Administration and the Municipal, State or Federal Public Authority.
2 It is forbidden to use the unit as an office, clinic, school, academy, guest house, gym, dance hall, production workshop, etc. The units are for exclusive residential use and rent for periods of more than a week as a complete unit.
3 It is forbidden to sublet, accommodate or hire persons who practice prostitution, heterosexual or homosexual, in its various forms, including meetings or parties, or with any attempt at pornography. All this with the risk of being considered a crime with the aggravation of penalties if the participants are minors.
4 It is prohibited the sale of drugs or their consumption, pornography, piracy, scandals, meetings with armed persons, excessive volume of sound that disturbs condominium owners or neighbors, including sound devices, televisions, videos. This at all times and with the aggravation that is after 10:00 PM or before 8:00 AM
5 The display of posters of all kinds, including political, religious, rent or sale, etc., is prohibited.
6 It is forbidden to use curtains with exterior colors. The face of the curtains that face the exterior of the units should be white.
7 It is forbidden to hang clothes or materials of any kind from the railings, windows and balconies.
8 The use of high-heeled shoes or shoes that make noise on the floor and that may disturb the neighbors of lower floors is prohibited.
9 It is forbidden to have parties or meetings with music in high volume or excessive noise from Monday to Thursday after 10:00 PM. The events must be scheduled during the weekends and announced in the billboard of events that will be arranged in the elevator. The events must be carried out exclusively within the owner's unit, except in cases where the common area of the pool is set aside to carry them out. Always avoid scandal and excesses in general.
10 It prohibits sexual acts and incidents, both heterosexual and homosexual, visible to neighbors through exterior windows.
11 Laughter, crying, excessively loud talk, and the use of offensive language that affects condominium owners are prohibited.
12 The use of electrical appliances such as washers, vacuum cleaners, dryers is prohibited after 10:00 PM and before 08:00 AM.
13 It is forbidden to leave music equipment, fans, air conditioners, lights on while the unit is idle.

Standards in Common Areas

1 Any kind of nudity, exhibitionism and attitudes that imply erotic acts in common areas, outdoor areas, terraces, corridors, elevators, common bathrooms, swimming pool, garden area and outdoor viewing areas of the units are prohibited. Whoever infringes this norm will be consigned to the Public Authorities.
2 Prohibits the sale or consumption of drugs and excessive alcohol in common areas, outdoor areas, terraces, corridors, elevators, common bathrooms, swimming pool, garden area and parking lots.
3 It is forbidden to smoke hallways, elevators, bathrooms in the common area.
4 The use of common areas is prohibited from 12:00 at night until 07:00 AM
5 The presence of guests is forbidden without the owner assuming responsibility for his department and for the actions and behavior of these, both in the cleanliness and in the order of the common areas.
6 It is forbidden to use the terraces of the apartments to accommodate visitors, such as a warehouse, warehouse or place items that affect the aesthetics and / or the value of the Condominium units.
7 In case of having pets the owner of the same will take charge of the behavior of the animal and to collect any type of solid or liquid waste. No pets are allowed for visitors, temporary tenants and they are not allowed in the common areas of the pool. Pets can not be kept in corridors, corridors, parking, these are only transit.

15 Children under 12 must always be accompanied by an adult.
