It is built amid tropical palm tree gardens, fountains and cascades. Enjoy bay views from the sparkling infinity pool and palapa terrace located at the base of the complex. Although this condo is described in the Amapas neighbourhood you are deceptively close to walk to all of the main arteries of Los Muertos Beach and Zona Romantica. This building is the right combination of a tranquil retreat while being a short stroll or quick car ride to everything.
LA CIMA l Unit 2 A is a magnificent, luxury condo residence with 3 bedrooms, 4 bathrooms and a flex den. This condo, which was fully renovated in the Summer of 2022, is easily described as sophisticated style, with panoramic views of Banderas Bay. Everything in this condo is immaculate and brand new! This condo is complete with custom designed furnishings and fabrics by the locally renowned Elements of Design and also showcases many art pieces specifically chosen for the spaces of this home.
Upon entering this residence you are immediately drawn in by the glistening porcelain tile floors to the expansive open layout with glass walls that disappear on to the open terrace from both the living room and den. This is truly an indoor/outdoor experience. The spacious terraces wrap the entire front and side of the condo. The front terrace includes both a living and dining area as well as an outdoor kitchen with BBQ, bar fridge and serving area. Whether you are indoors or outdoors you feel part of the same space.
Living Room
The custom luxury of this room is evident when you see the oversized sectional sofa and seating, intricate carved coffee table, generous hutch below the 65" Smart TV and sculptured art piece in the corner. This room is perfect for visiting, relaxing, or a night in watching a popular movie or catching up on a Netflix series. The room opens to the west facing terrace and is part of the much larger open concept space to the dining area. Adjoining the living room near the entrance is a full bathroom for guests.
Dining Rooms (Indoor and Outdoor)
Immediately behind the sectional sofa is round glass dining room table that seats 8, a beautiful spot to enjoy a meal prepared in a "chef's" kitchen. For a more casual meal you may choose to dine on the terrace where there is another six seater round dining table. It would also make a great dinner party with two separate tables for guests to disperse.
Terrace
The front terrace runs the full width of the condo and includes the dining room area for 6, granite counter bar, bbq, bar fridge and sink. An entertainer's dream. You can also choose to relax or visit on the terrace sofa and chairs.
Kitchen
The spacious kitchen features GE profile stainless steel appliances including french door fridge with ice maker and water dispenser, 5 burner stove, microwave, wall oven, and dishwasher. The kitchen island provides for unlimited space for meal preparation or for bar service, especially with the four bar stools perfect for visiting while a meal is being prepared. Den
On the southwest corner of the condo, you can enter the den off of the dining room which has a sofa and two occassional chairs. The walls of the entire den go away as the glass floor to ceiling sliding glass doors pull back for a seamless transition to even more views and outdoor terrace space. This room is perfect as a den to read a book, watch the winter sunset, or visit with friends. If space is needed for sleeping this sofa will open for another bed.
Principal Bedroom
The principal bedroom is spacious with a king size bed, chair, custom hutch and 42" Smart TV. Leading to the ensuite bathroom there are large wardrobe closets. Once entering this bathroom you will appreciate it for the spa that it is. Dual sinks, custom vanity, and a large granite and glass, double head rain shower that can be opened to the outdoors and still be completely private. This ensuite is on of the most beautiful bathrooms in any condo in Vallarta.
Guest Bedroom One
The first guest bedroom also has a King sized bed, 42" Smart TV, and additionally a seating area by a floor to ceiling window. It is beautifully appointed with custom features along with the walk through closet leading to the ensuite with large tile and glass shower. This room might even be considered as a second principal bedroom.
Guest Bedroom Two
The second guest bedroom is in the interior of the home with yet another ensuite bathroom. Two twin beds can be joined to create a king. This room is also perfect for younger guests. Sliding doors close this space from the hallway to afford privacy but to not feel excluded from the rest of the home as this room does not have an exterior window.
Laundry Room
There is a full laundry room with front loading washer and dryer.

Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

Age of the primary registered guest must be greater than 30 years of age.
GENERAL PROVISIONS
The maximum number of guests in this condominium is six (6) persons. The age of the principal renter must be no less than 30 years of age. Children are welcome.
It is prohibited to throw objects intentionally or accidentally from the condominium from or to another unit, the ground level, or the street. Should this occur the offending unit guest will be held responsible for any damage caused.
If guests, due to negligence and misuse, damage the areas of common use or the areas of private use will be held responsible for any direct costs of repair.
It is strictly forbidden to hang in any manner clothes, towels, sheets, linens, appliances, etc., on the handrails of the balconies or terraces or in the walls, where they may be visible from the street or the swimming pool terrace or other units.
The use of roller skates, skateboards, bicycles, ball games and other similar activities is forbidden, is forbidden in the common areas of the Condominium.
The noise and the music in the private units must be moderate. In the common areas of the Condominium no one will be allowed to generate any kind of noise or sound that alters the tranquility and rest of the other condominium owners or guests.
GARBAGE
It is forbidden to throw and/or storage garbage in the common areas except for the areas specifically designated for that purpose.
All garbage must be deposited in plastic bags and placed in the corresponding bins located in the specific zones. It is strictly forbidden to abandon or get rid of garbage in common areas.
SWIMMING POOL and TERRACE
The people that use the swimming pool before 8:00 am or after 22:00 hours shall do so with a low voice and taking care of noises that affect the tranquility and wellbeing of the rest of the community.
Children under 12 years of age in the swimming pool or its surroundings shall be accompanied by an adult relative or supervisor at all times.
Excessive noise is forbidden at all times. The radios and devises of electronic music shall be used with low volume avoiding disturbing the rest of the people in the area of the swimming pool or condominium balconies.
Glass articles or those of fragile characteristics or sharp pointed objects shall not be used in the swimming pool area.
The use of extra accessories such as inflatables, toys, etc., can be used in the swimming pool, but as long as it is under the surveillance of an adult and other people are not affected or disturbed. Such items may not be left in or about the pool decks and must return to the private unit when not in use.
The facilities of the swimming pool shall not be used by people who are not registered guests of the private units of the Condominium.
Any activity that may affect the garden in the areas of common use is forbidden.
The use of the swimming pool and/or the terrace for parties or celebrations of any private nature will not be allowed.
PARKING LOT
Guests must park only in the designated spot assigned to the condominium.
Guests cannot offer parking to any visitor even in the spot assigned to the condominium.

Comments About the Vacation Rental Unit:
We are all over 70 and we’re not good that the elevator had been out for some time — prior to our visit. My sister has a fractured back, and I am deferring needed knee replacement with cortisone shots. Having to use the steps from the garage to the first floor was a major inconvenience and a “painful” experience.
The dishwasher broke on the 2nd day of our visit and, while your maintenance men responded very promptly by visiting the same day we called, we were told the part would arrive in 2 days. Never came to repair it or called to tell us they would not be coming. Washing dishes every day on your vacation is NOT FUN.
Pool heater never worked, so we were unable to use the pool. The residents laughed when we mentioned the pool heater and the elevator being out and said that they had not been working for some time. I feel you should have informed us of this BEFORE we came.
Other than the above, the condo was absolutely stunning. Loved the sliding doors!! We have rented from you in Estrelita across the street 3 times and never had an issue. We had guests and we disappointed that these amenities weren’t available during our stay.
On the bright side — we feel VERY confident renting through you. We read of many, many people who were scammed by AirBnB hosts this year, and were especially grateful for your honesty and reliability.
Todos tenemos más de 70 años y no es bueno que el ascensor llevara fuera de servicio algún tiempo, antes de nuestra visita. Mi hermana tiene una fractura en la espalda y yo estoy aplazando un necesario reemplazo de rodilla con inyecciones de cortisona. Tener que utilizar los pasos desde el garaje hasta el primer piso fue un gran inconveniente y una experiencia "dolorosa".
El lavavajillas se rompió el segundo día de nuestra visita y, aunque sus hombres de mantenimiento respondieron muy rápidamente visitándonos el mismo día que llamamos, nos dijeron que la pieza llegaría en 2 días. Nunca vinieron a repararlo ni nos llamaron para decirnos que no vendrían. Lavar los platos todos los días en tus vacaciones NO ES DIVERTIDO.
El calentador de la piscina nunca funcionó, así que no pudimos usar la piscina. Los residentes se rieron cuando mencionamos que el calentador de la piscina y el ascensor no funcionaban y dijeron que llevaban tiempo sin hacerlo. Creo que deberían habernos informado de esto ANTES de venir.
Aparte de lo anterior, el condominio era absolutamente impresionante. ¡Me encantaron las puertas correderas! Hemos alquilado de usted en Estrelita cruzando la calle 3 veces y nunca tuvo un problema. Tuvimos invitados y nos decepcionó que estos servicios no estaban disponibles durante su estancia.
En el lado positivo - nos sentimos muy seguros de alquiler a través de usted. Hemos leído de muchas, muchas personas que fueron estafados por los anfitriones AirBnB este año, y estaban especialmente agradecidos por su honestidad y fiabilidad.
