On the first level you will find the Living Room, Dinning Room, Kitchen, TV Area and 2 Bedrooms: the main bedroom has a king bed with a walk-in closet and private bathroom with a bathtub. The secondary bedroom has a queen bed and its own bathroom. This level has a large shaded patio, just perfect to enjoy the amazing sunsets of Puerto Vallarta.
On the second level you will find a junior Kitchen just renewed, with a second Dinning area and Living Room area, along with 2 more Bedrooms with King and Queen Beds and bathrooms. When you step outside, you will find a large sun patio and your own private heated plunge pool! Be ready to enjoy and relax!
Both floors are connected by a private stairwell. If needed, there is a private elevator within the unit.
Sayan Tropical is located directly on Banderas Bay in the lower Conchas Chinas area of Puerto Vallarta, and only a five minute ride to The Romantic Zone. It is a boutique style property with 40 residences. Amenities include on-site administration, 24/7 security, secure underground parking, elevators, a pool side restaurant and lounge. Recreation facilities include a fitness center, tennis court, two full size swimming pools including a lap pool and two Jacuzzis.

Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

PVRPV has a firm CANCELLATION POLICY for all guests. We make every effort to work with our clients when a cancellation occurs as we understand situations happen. Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.
This property has its own policies, please read carefull.
NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, at the pool or the restaurant. However there are two designated smoking locations in the outside garden area.
OCCUPANCY POLICY
NO Children under the age of 12 are permitted, unless special permission is granted by the owner.
VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
Guest visitors must be registered with security prior to arrival. A maximum of 4 day visitors is allowed per unit at any one time. Visitors may use the pool, jacuzzi and restaurant only while the renter is also present (no overnight visitors).
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
PET POLICY
Sorry no pets allowed.
NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 11:00 PM: Including Radios, Stereos, Music, Televisions inside of the unit. No noise in common areas after 11:00 PM.
IN UNIT PRIVATE PLUNGE POOL POLICIES
The use of the POOL is at your own RISK.
The pool is NOT supervised by a pool attendant or lifeguard.
NO glassware in the pool or around the pool. PLASTIC glasses and stemware only.
NO Pool Parties.
NO loud music or music played on portable sound systems at the pool.
NO Running around the pool area.
NO Urinating in the pool.
PLEASE SHOWER or RINSE prior to using the pool.
COMMON AREA POLICY

GUEST KEYS POLICY
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of Check-Out.
PLEASE NOTE: Should you lose, damage or not return a set of keys the cost is $50 USD ($1,000 pesos) for each set of keys. Please have this fee prepared to be collected by the concierge (CASH ONLY) at the time of check-out. This Fee is NOT covered by the guest damage insurance.
Sayan Tropical Condominium
RULES & REGULATIONS
Welcome to Sayan Tropical Condominium, a private residence condominium. This information is for the operation of the condominium complex and guidelines for both owners and guests enjoying our home by the beach.
SECURITY (+52 322-403-7789)
1. Security guards are on duty 24/7.
2. All persons entering Sayan Tropical must be registered with Security. For day visitors, please
complete the “G-2 Casual Visitors” form or call security prior to arrival.
3. For renters or guests staying with you, please complete the “Check in Form G-1” and either email or hand it to Administration. Anyone found on property that has not been registered will be
asked to leave.
4. The beach can be accessed by the door at the lower pool. Please ensure that the door is locked
when entering or leaving. Unregistered casual guests may not enter via the beach access. Please note that that area is under constant camera surveillance. The beach access gate is locked between 10:00 p.m. and 7:00 a.m.
5. When entering or leaving the garage, please ensure that garage doors are closed.
6. Visitor parking is available for renters with leases. Please complete the “parking permit” form.
Owners are responsible for providing garage openers.
7. Release of Liability forms will be provided by the Administrator to all owners and vendors and
must be completed by all vendors including property managers and cleaning services. This form states that the vendor is performing such service on behalf of the unit owner and they are not employed by Sayan Tropical and will at no time ever have any claim whatsoever against Sayan Tropical for any reason. Property managers and cleaning services will need to complete this form at one time. All other vendors will need to complete this form every time they visit Sayan.
RESTAURANT & BAR (+52 322 191 0942)
1. Hours of Service: 8:00 a.m. – 10:00 p.m. Tuesday – Sunday.
2. Last orders must be placed before 9:00 p.m. in order to promptly close at 10:00 p.m.
3. Special events or parties must be prearranged with the Administrator. A deposit of 50% may be
required prior to the event.
4. For group reservations at the restaurant for eight people or more (for regular menu service),
please contact the Administrator: sayantropicaladmon@gmail.com.
5. Owners may charge all restaurant and bar bills to their condo units. All other guests may pay
with credit or purchase advance restaurant credit via our Administrator. Cash transactions are
not permitted.
6. Gratuities are encouraged and must be paid in cash only in the Tip Jar placed on the bar.
7. The television and music volume should be kept at a minimum so as not to disturb fellow
residents.
8. Sayan Tropical does not offer room service. Please visit the restaurant or call 322-191-0942 to
place your order. The restaurant will contact you when the food is ready for pick up. Do not leave dishes outside the unit in the hallway.
POOL, JACUZZI, GYM & STEAM ROOM
1. Use of all Sayan Tropical facilities (Pools, Jacuzzi, Gym & Steam Room) is at your own risk. There is no lifeguard on duty.
2. Hours of Operation for all facilities: 7:00 a.m. – 10:00 p.m. daily.
3. An adult must accompany children under the age of 12 in the pool and Jacuzzi. For safety
reasons no children under the age of 12 are allowed in the gym or steam room.
4. No electronic audio/video devices are allowed except when using headphones.
5. Food is not permitted in the pools, jacuzzi, gym and steam room. You may order restaurant
service poolside.
6. Absolutely NO glass objects are permitted in or around the pools or jacuzzi.
7. The lower lap pool gives preference to lap swimmers at all times. Use of flotation devices and
playing games should not interfere with lap swimmers.
8. For safety, NO running, jumping or climbing on or over the pool walls. Pool and jacuzzi surfaces
and floors are slippery.
9. If you have beach sand on shoes and feet, showers are provided in both the upper and lower pool
areas to rinse off, prior to using the swimming pool.
10. Infants and toddlers must wear waterproof diapers so as to prevent contamination of the
swimming pools.
11. Appropriate clothing is required in the gym.
12. Any group exercise classes must have prior approval of Administration. An owner must be part
of such group.
13. If others are waiting for gym equipment, the maximum usage time is 30 minutes.
14. Please replace weights back on the racks after use.

GENERAL
1. Wet bathing suits are not permitted in the restaurant, bar, gym or elevators. The floor surface can be slippery and hazardous when wet.
2. Common area lighting is turned off at midnight.
3. No objects may be hung on the balcony glass railings.
4. Owners/residents are responsible for the conduct of their guests. Nudity, sexual activity, loud
talking/yelling and exhibitionism are not allowed in the common areas.
5. Smoking is only allowed in the dedicated smoking areas. No smoking inside the restaurant nor under the pergola. Smoking is permitted on the restaurant terrace beyond the pergola and the lower area by the sea wall. Cigars and pipes are only permitted in the lower area by the sea wall.
6. Please clean up after yourselves in the common areas and treat our property as if it were your
own home.
7. Under no circumstances are the use of DRONES permitted for recreational use. Should you
require drone usage for the marketing of a condo, please advise the Administrator in writing 48 hours prior to the event, in order to obtain permission from the Administration Council.
PETS
1. The allowable pets are dogs and cats only.
2. Only owners are permitted to have pets.
3. A maximum of two pets per unit is allowed.
4. Only owners may have day guests with pets.
5. Any animals exhibiting aggressive behavior or exotic animals are not permitted.
6. Renters are not permitted to have pets.
7. Pets must always be leashed while in the common areas.
8. Pets are not allowed in the swimming pools or in the gym.
9. Please ensure that pets do not urinate/defecate anywhere on the property.
10. Exceptions to the pet rules above may be approved by majority vote of the council.
PENALTIES FOR VIOLATION OF RULES
Persons violating any of the above rules will receive one verbal warning. A second violation of rules will lead to a written citation and may result in a fine. A majority vote by the Council is required to levy a fine. Fines shall be treated the same as HOA maintenance fees relative to collections. In the event of damage to the building common areas, additional costs of repairs may be included in the fine.
