Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas.

OCCUPANCY POLICY
Maximum occupancy of 2 people in the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

VISITOR POLICY
Sorry, no visitors allowed.

PET POLICY
Sorry, pets are not allowed in this unit.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 pm until 8:00 am, including Speakers, Music, Televisions, Washer/Dryer, etc. inside of the unit.

POOL POLICY
Please refer to the section "GENERAL RULES OF CONDOMINIO V GOLF"

When you go to the pool, jacuzzi or common areas, it is permitted only to use the towels that says V Golf 803.
Please return the towels to the unit, every towel has a cost of 50USD if lost/damaged.
The use of the POOL is at your own RISK.
NO glassware in the pool or around the pool. PLASTIC glasses and stemware only.
NO Pool Parties.
NO Running around the pool area.
NO Urinating in the pool. Please use the washrooms in the room next to the pool.
PLEASE SHOWER or RINSE prior to using the pool.

COMMON AREA POLICY
Please refer to the section "GENERAL RULES OF CONDOMINIO V GOLF"

GUEST KEYS
You will be issued 1 set of keys for every person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD ($1,000 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

GENERAL RULES OF CONDOMINIO V GOLF

Any owner, resident or visitor of the "V Golf” Condominiums, must obey the "V Golf” Condominiums Regulations and its additional policies.

The guest access to the facilities will be controlled by Administration through a guestbook in which a record is kept of the peolpe entering whenever it is necessary, in order to maintain control of the facilities wich include the pool and Jacuzzi.

Guests will not be allowed entry to the facility if owner is not present, unless owner has made prior arrangments with administration, in person, or by email. All guests must sign in to the guest register with security, each time they enter. Guests are restricted to same limits and rules as the owners.

All owners should monitor and take responsibility over any damage caused by their guests within an apartment or in any of the common areas. Common area damage will be repaired by the administration and costs will be charged to the owner.

The administration will not carry out any kind of interference between the owners and renters. Any complaints about the apartment must be told directly to the owner that authorized the stay.

No host or guest is authorized to intervene in the operation of the building. It is stated in the Regulations that only at annual meetings decisions will be taken to implement or modify any clause of the Regulations, while clauses of the Rules document can be modified by Administration as needed.

The owner must authorize the access of their visitors for security personnel can give them access to the building.

When you have guests, lend or lease your apartment, the owner is obliged to register the guest with Administration including the details of the occupant such as: relative, number of people living in the apartment, period of stay, type of car, etc. No rental period can be less than 6 nights and 7 days.

Owners and guests may not ask the security personnel or maintenance for personal favors within their work schedule, as this could affect their relationship with the administration.

Administration is not responsible or liable for any damage or theft of any personal property.

Administration retains the right to evict owners or guests from common areas if rules or regulations are being flagrantly disregarded, and adhearance was requested.


PROHIBITIONS

Actions affecting the peace, welfare and safety of the condominium are not allowed including acts or attitudes contrary to law, order and good morals. As such, owners, residents and visitors are prohibited the following:

PROHIBITED INSIDE THE CONDO:
a) Violating the laws of the rules and regulations and therefore the criminal code the state of Jalisco, at the risk of being reported to the authorities by the administration.

b) Making use of a unit as anything other than a single family residence or vacation home or charge for use the gym, dance hall or manufacturing workshop
c) To sublet, to house or to call persons exercising any form of prostitution in its various forms including meetings and parties, or with any intent of pornography, situations, all at risk of being considered a crime with the aggravation of penalty, if the actors are children.

d) Selling or consuming drugs, pornography, piracy, making scandals, armed persons meetings, etc.

e) Using sound devices, TVs, or videos with excessive volume, especially after 10:00 PM and/or before 8:00AM.

f) Displaying signs of any kind in windows or doors, including political, religious, for rent/sale, etc.

g) Using colorful outward facing curtains, as all exterior facing curtains must be a beige or neutral color, matching closely with the color of the building.

h) Hanging clothing or materials of any kind from railings, windows, balconies, etc.

i) Having parties or meetings after 24:00 Hours as events must be scheduled with administration and parties will be conditioned on the weekend, always avoiding the scandal, the presence of groups or live bands, and excesses in general.

j) Any indecent or sexual act, visible to neighbors through open windows.

k) Laughing, crying or talking outrageously or using offensive language.

l) Using service equipments such as, washers, dryers, etc after 10:00 PM and/or before 8:00AM.


Prohibited in the outer areas, balcony, hallways, terraces, elevators, bathrooms, pools and garden area:

a) Any form of nudity, exhibitionism involving erotic acts as the offender will be reported to the authorities immediately.

b) Selling or consuming drugs and drinking alcohol to excess.

c) Smoking is not permitted in the common areas. Smoking is permitted inside the private units, on private balconies, and outside the building.

d) Organizing parties that involve scandal with sound equipment, loud live bands. All parties will require authorization by the Administration, upon agreement of the other condominiums.

e) Disobeying the schedule of common areas of 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 24:00 Friday through Sunday.

f) The presence of guests not properly admitted, registered, or behaving inconsistent with the regulations of the facility.

g) Using the balconies of the condominiums as bedrooms or warehouse or placing anything on the terraces that detracts from the buildings aesthetics or obstructs the passage.

h) Standing or sitting on the walls, railings or planters.

i) The use of stereos, TV or phone with loud music or voice.

j) In the case of pets allowed, the owner will take care of animal’s behavior and collect their waste and clean, the administration warned that if three or more owners complain of a pet in writing within a 30 day period, it will have to leave the condominiums. Pets are not allowed at any time on pool area, Jacuzzi and any other common area.

k) Removing bunks, mattresses, chairs and tables from their place and not return them to its original position.


INTERNAL REGULATION OF SPECIFIC AREAS:

The pool and Jacuzzi. The common areas in the property are for all owners, so we recommend the upmost discretion in the persons and and number of people that the owner invites which correspond to the category of “V Golf” Condominiums Each owner is entitled to have guests, but also has to consider there is other owners and try not to cause them any discomfort.

PROHIBITED IN THE POOL OR JACUZZI:

a) Guests not properly admitted or registered or not observing the rules of the facility will not be allowed to use the common areas. Guests are limited to not more than 7 people per condominium unit, (unless a speciaL event has been properly scheduled with Administration), and always requires respectful behavior.

b) Being in or out of the water naked, topless or in any costume that involves sexual exhibitionism.

c) Entering the water with clothes, shorts or shirts, everyone is obligated to wear a bathing suit.

d) The use of the facilities is permitted from 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 24:00 Friday through Sunday.

e) Entering the pool or Jacuzzi with food.

f) Entering the pool or Jacuzzi with beverage using glass cups.

g) Leaving toys or objects that float in the wáter.

h) Smoking is not permitted in the common areas.

i) It is prohibited to leave things on the lounge chairss, with the intention to reserve them.


REQUIREMENTS FOR USING THE POOL OR JACUZZI

a) Use of swimsuit is obligatory.

b) For proper hygiene, use the shower, before entering the pool or Jacuzzi.

c) Children under 12 years old should be supervised by an adult at all times.

d) Every owner must keep in mind that they are responsible for the conduct of their guests and “V Golf” Condominium is a family residence and not a resort.

e) For your own safety avoids walking through the hallways, bathrooms and elevators, while being wet. After the use of the pool or Jacuzzi make sure your dry when you walk on those places.


SPECIFIC REQUIREMENTS FOR JACUZZI:

a) The Jacuzzi is exclusive for the Condominiums. If an owner is having guests, relatives or friends, the owners must inform the administration in advance so that we can approve the use by outside persons. Under no circumstances we will allow any unregistered guest to go directly to the Jacuzzi.

b) The maximum number of people each-owner is allowed to invite is 8 guest for a time period of 45 to 60 minutes, when there is a request made by another owner to use the Jacuzzi. Otherwise, stay may be extended until someone else requests it.

c) Under no circumstances may another person enter the Jacuzzi when it is occupied unless the user gives them permission.


TERRACE AND BBQ AREA:
1. Hours from 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 24:00 Friday through Sunday.

2. The BBQ must be reserved with the security personnel. The resident must pay a cleaning fee assigned by the administration. Use of BBQ is for 3 hours and use of all the tables in the BBQ area is permitted.

3. All parties and gatherings in common areas must be approved by the administration.

4. A gathering of more than 12 people requires approval from the Council.

5. The color of the towels in this area shall requires approval by the administration.

6. Children under 12 must be supervised by an adult at all times.

7. Smoking is not allowed.

8. Disruptive, racist language and behavior are strictly prohibited and will not be tolerated.

9. All decorations for events must be approved by the administration.

10. It is prohibited to reserve living rooms or lounge chairs, except in the BBQ area.

11. No pets are allowed in this area.

12. Use of speakers and sound devices must be used with a moderate sound level so as to not disturb other residents.

13. All visitors must be accompanied by their hosting tenant at all times.

14. Return all the furniture to its correct place.

15. Please dispose of all trash in the waste container provided.

16. The bbq tables shall be used strictly by the tenants that made reservation.

17. For any event involve external providers, the residents shall leave a deposit (to the administration) and signing the event rules.


JACUZZI ROOFTOP:

1. Hours from 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 24:00 Friday through Sunday.

2. Appropriate swimming attire must be worn at all times when using the pool amenities, nudity is strictly prohibited.

3. Shower before entering the jacuzzi.

4. Children under the age of 15 must be accompanied by an adult at all times.

5. Walking around the jacuzzi is not permitted.

6. No glass is permitted in this area.

7. Use of radios and other sound devices may only be used with headphones.

8. No food is permitted.


POOL AND FIREPLACE RULES:

1. Hours from 8:00 AM to 10:00 PM Monday through Thursday and 8:00 AM to 24:00 Friday through Sunday.

2. Children under the age of 15 must be accompanied by an adult at all times.

3. Appropriate swimming attire must be worn at all times.

4. No diving is allowed.

5. Food is not permitted

6. For your safety, glass and breakable objects are strictly prohibited in the pool área, for your safety use plastic.

7. Disruptive, racist language and behavior are strictly prohibited and will not be tolerated.

8. For safety reasons, inflatable mattresses, boats, etc are not allowed in the pool.

9. Use of radios and other sound devices may only be used with headphones.

10. Infants without swimming diapers are not permitted in the pool.

11. Pool furniture may not be reserved.

12. Shower before entering.

13. Please dispose of trash in the waste container provided.

14. Dry off prior to entering the lobby, halls, or elevator.

15. Pets are not allowed in the pool area.

16. Please make fireplace reservations with the security staff.

17. Turn the fireplace OFF when you have finished using it.

18. The use of the fireplace is for 2 hours.

19. Homeowners can use the fireplace without a reservation if there is no existing reservation booked.


SPA

1. Spas can only be used by Homeowners who do not have pending debts with the Condominium, and by their duly registered guests.

2. These spa facilities are open from 10:00 to 22:00 hours. Access will close at 21:00 hours. No more than 1 people at a given time can be in this area.

3. It is prohibited to eat or smoke in the spas.

4. It’s not permitted boys under 15 year use the facilities.

5. Use of the Spa is by advance reservation only. These reservations can be made with security people (front desk). Use is limited to 3 hours.

6. Same day reservations must be made before 12:00 hours. Homeowners can use the spa without having made a reservation if there is not another previous reservation.

7. It is compulsory to enter the spa with sandals or flip flops. It is also obligatory to use towel.

8. The use of the Spa goes hand in hand with a civilized attitude and adherence to good manners and civility. Its use also requires moderating the tone of voice when talking and of not entering with sound systems.

9. Neither the Homeowners Association, nor the Condominium or the Administration, is responsible for any accident inside the area of the Spas. It is responsibility of the users to take care of their items and valuables, the loss of such items is not the responsibility of the Association, Condominium or Administration.

10. It is not permitted to take out equipment or accessories from the Spas.


GYM RULES.

1. Hours 06:00 AM to 22:00 PM

2. Proper gym attire must be worn in the gym area.

3. It’s strictly prohibited to remove gym equipment from the gym area.

4. Children under the age of 15 must be accompanied and supervised by an adult at all times.

5. No smoking.

6. It is mandatory to clean the equipment after use.

7. Return all gym equipment to its proper place.

8. The use of a gym towel is mandatory at all times.

9. Do not drop or leave the gym equipment on the floor.

10. No food is allowed in the gym area.

11. Use of radios and other sound devices may only be used with headphones.

12. Disruptive, racist language and behavior are strictly prohibited and will not be tolerated.

13. Dispose of trash in the waste container provided.

14. Personal trainers are required to report to security staff for their access.

15. Visitors and trainers are only permitted to use the gym when the resident is on-site.

16. Proper exercise shoes must be worn at all times (barefoot and flip flops are not permitted in the gym. For all exercises performed without shoes, please use an exercise mat.)

17. Always keep the doors closed when the AC is on.


PARKING

1. Noisy vehicles, such as motorcycles or vehicles with open engine exhausts are prohibited.

2. Owners are prohibited from renting or lending parking spaces to any non-resident.

3. Maximum speed permitted is 10 km/hr.

4. Visitors are required to only park their cars in the owner’s parking space.

5. Owners and occupants are prohibited from parking in parking spaces assigned to other units.

6. It is not permitted to leave or store vehicle parts such as tires, wheels, car accessories, etc. in the parking lot, or to throw garbage out of a car in the parking lot.

7. No parked vehicle is allowed to occupy 2 spaces or extend beyond their assigned parking space by more than 30 cm (1 ft). Vehicles may not cover or obstruct circulation areas.

8. It is not permitted to park vehicles in poor condition in the garage (that negatively impacts the image of the area, stains the floor, or pollutes).

9. Excessive use of the horn or sound equipment with high volume is not permitted in the parking area.

10. No smoking is allowed.


GAME ROOM:

1. After every event, the Game Room must be left clean, with the lights turned off, all equipment left in an orderly state and the door closed. If you used the pool table, clean it and return the pool table equipment to the security guards.

2. Children under the age of 15 must be supervised by an adult.

3. TV use with excessive noise volume is not allowed.

4. No pets allowed.

5. No food allowed.

6. Use of sound devices may only be used with headphones.

7. Disruptive, racist language and behavior are strictly prohibited and will not be tolerated.

8. Please dispose of trash in the waste container provided.

9. If you see anything that is potentially unsafe, or in need of maintenance, please advise the Security personnel or the Building Manager.

10. No smoking allowed.

11. Turn the TV off after use.

12. The maximum time for using the TV is two hours. TV use and programming time can be extended by requesting additional time allowance with the Security personnel (max 3 hours.).


DISPUTES AND PENALTIES.

1. Any controversies that may arise from the interpretation and application of the Rules and Regulations, Constitutive Deed of the General Assembly resolutions and other applicable laws, shall be settled by court defendant and in front of an examining magistrate.

2. Violations of the clauses in the Rules or Regulations shall be punished according to what has been stated in the General Assembly of the Condominiums and fines may be imposed and enforced by administration.

3. Any complaints or reports of violations of Rules must be reported to administration it will be analyzed according to the magnitude and seriousness of the case. The responsible person of the offense will be summoned to present any clarifications.

4. Violations of these rules will result in sanctions as defined by the general assembly of owners.
