INFORMATION OF CONDOMAR:

GUEST ACCESS
You pay vacation condo rental fees but also gain access to a vacation resort. The Condominium Tower and Sunscape Resort are next to each other, sharing a beautiful beachfront property, as seen in the listing photos. Owners pay an annual fee that grants guests free access to the resort pool and the beautiful sandy beach. It's important to note that you are booking a condo, not an all-inclusive resort. Although you will mingle with resort guests, there are significant distinctions, as all-inclusive resort guests pay an extra fee, so you should carefully consider the following. You will be asked to wear a bracelet, whether you choose the all-inclusive option or not.

RESORT ACCESS
Condo guests are allowed access to the pool and beach area until 8:00 PM for a maximum of 4 adults (13 years and older) and 2 children (12 years and younger) (schedule subject to change).

FOOD AND BEVERAGE PURCHASE
You can purchase food, drinks, and alcohol at the pool area food truck. All other resort restaurants and bars are restricted and only available with the all-inclusive option.

BRINGING CONDO FOOD AND DRINKS TO THE RESORT
You can bring any beverage to the resort area (limited to one per person) as long as it's not in glass or disposable plastic containers. Bringing food to the resort areas is prohibited. Coolers are not allowed.

INCLUDED USE AREAS
Main pool and poolside loungers, beach and beach loungers, gym (with concierge reservation).

PARKING
On-site parking is limited and available by advance reservation only.

NON-INCLUDED USE AREAS AND SERVICES
Restaurants and bars, live shows, SunClub, SunClub beach area, Explorer's Club, Corezone, Breakwater, massages and/or spa, any area offering catering services with or without waitstaff, and any area or service not indicated in the Usage Areas section. To access these services, you must purchase the all-inclusive option.

ALL-INCLUSIVE OPTION
Sunscape's all-inclusive option offers six dining choices, including two à la carte, a fast-casual, a buffet, a grill, and a café. Enjoy live entertainment, participate in land and water sports, or indulge in relaxing facials, body treatments, massages, hydrotherapy, and other spa services. The all-inclusive option is available for specific days. Just go to the front desk and purchase it for the days you choose. It's ideal if you want to explore the city on some days and stay at the poolside at the resort on others. (Prices are subject to change and determined by the resort)

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

THIS IS A SMOKE FREE PROPERTY
No smoking inside the property, the unit, on the terraces / balconies or common areas.

OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.
ALL guests, whether or not that they have hotel access MUST wear a bracelet. If a bracelet is cut-off or lost by a guest / tenant / homeowner, the cost / fine is $150USD payable in cash.

VISITOR POLICY
No visitors allowed
Only guests registered and confirmed in your booking are allowed to occupy the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

PET POLICY
Sorry, no pets allowed in this unit.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 10:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.

POOL POLICY
The pools are available from 8:00 am to 8:00 pm.
The use of glass in the pools or pool deck areas is NOT ALLOWED AT ANY TIME, WITHOUT EXCEPTION.
The use of large rigid coolers in the pool area will not be allowed.
Children under 16 must be accompanied by an adult at all times while on the property.

Skating, biking, etc. around the pool deck areas is not allowed. Do not throw hard objects like balls, bats, or toys.
For safety reasons, running, jumping, or diving in the pools is not allowed.
For safety reasons, when there is lightning in the area, you will be asked to evacuate the pool.
Appropriate swimwear is required; children wearing diapers must also wear swim diapers.
Courtesy to others, chairs cannot be reserved. All guests and owners are requested to comply. If towels/other items are left unattended for an extended period, one hour, security personnel have been instructed to remove these items to allow other guests/owners to enjoy the chairs. You can find your items with our concierge.
Do not use the pools if you have an open sore, a skin disease, or a contagious illness.
Please keep the pool deck areas clean.
Personal music devices (except with headphones) and speakers cannot be used in the pool area.
Do not take pool towels to the condominiums. Please place wet and dirty towels in the designated bins.

COMMON AREAS POLICY
Common areas are available from 8:00 am to 8:00 pm.
By official decree, as of January 15, 2023, the new Regulation of the General Law for Tobacco Control came into effect, hence SMOKING IS NOT ALLOWED ANYWHERE ON THIS PROPERTY.
Upon entering the property from the beach, please use the showers to rinse off the sand. Please dry off completely and do not enter the residential towers with wet or dripping feet.
Offensive, disrespectful, or undisciplined behavior, blasphemy, and abusive language are prohibited. The Sea River Tower and Sunscape Resort management reserve the right to expel such individuals from the area or, if necessary, hand them over to the authorities.
The use of fuel or propane materials is not allowed in the condominiums, balconies, and public areas.
Hotel glasses, plates, or items are not allowed to be taken to the condominiums.
Consumption of food and beverages within the hotel facilities is not allowed unless an all-inclusive pass is purchased.
GARBAGE: The bins placed outside the guest elevators are not for guest garbage. Guest garbage should be disposed of in the containers located in the service elevator, on the right side at the end of the tower.

GUEST KEYS
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD ($1,000 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

PLEASE NOTE THAT TORRE CONDOMAR VALLARTA AND SUNSCAPE HOTEL ARE NOT RESPONSIBLE FOR ANY ACCIDENTS, INJURIES OR LOST ITEMS. THE BEACH, POOLS AND COMMON AREAS ARE FOR EVERYONE TO ENJOY. PLEASE, RESPECT YOUR NEIGHBORS INCLUDING TRASH CANS IN BUILDING.

RULES

20. No hotel glasses, plates, or Hotel property are to be taken to the condos.
21. The consumption of food and drinks are not allowed inside hotel facilities unless an all-inclusive pass is purchased. Guests must keep the wristband that is given to them upon check-in at all times. The wristband can only be removed the receptionist during your check out. Any guest who removes their wristband before checking out or is caught eating or drinking will be penalized with a fine of $150USD per day without exceptions.

GARBAGE - The cans placed outside the guest elevators are not containers for guest trash. Guest garbage goes in the containers located in the service elevator, on the right side at the end of the tower.
