Construction & Growth in Puerto Vallarta
Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.
Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy
- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.
- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.
- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.
- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.
- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.
The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
This is a smoke free building.
No smoking inside the property, the unit, on the terraces / balconies, or any common areas.
OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.
Minors above the age of 12+ are permitted.
NO Minors under the age of 12 are permitted.
ALL guests, whether or not that they have hotel access MUST wear a bracelet. If a bracelet is cut-off or lost by a guest a fee may apply.
VISITOR POLICY
No visitors allowed
Only guests registered and confirmed in your booking are allowed to occupy the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
PET POLICY
Sorry, no pets allowed in this unit.
NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 11:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.
POOL POLICY
If you bring food or snacks to the common area, please bring them already prepared; do not prepare them in the pool area. When leaving the common areas, it is mandatory to pick up the trash you generated and deposit it in the containers.
For minors, it is mandatory to use swim diapers along with their swimwear in the pool.
Changing in the pool area or leaving clothes on loungers or cabanas is not allowed.
Walking with any mold, glass, container, or glass bottle is prohibited (for your own safety).
Consuming drinks and food inside the pool is not allowed.
Rinse off sand, sunscreen, and lotion before entering the pool.
It is strictly prohibited to reserve cabanas, loungers, and umbrellas.
Using charcoal grills is strictly prohibited.
It is entirely prohibited to use balls and sports equipment in the pool.
Administrators who misuse their functions or do not collaborate with the administration in following the regulations may be banned.
Use the pool with appropriate swimwear (swimsuit or special pool attire).
COMMON AREA POLICY
Any owner and/or guest and/or tenant who engages in any immoral behavior, displays inappropriate conduct in common areas, or mistreats the condominium staff will be sanctioned according to the penalties outlined in these regulations.
The Condominium Administration reserves the right to deny access to common area facilities or their USE to any tenant who does not comply with the rules of this condominium.
Do not bring condominium furniture to the beach area.
Do not use common areas if you are in an inconvenient state under the influence of alcohol or drugs.
Please be reminded that we live in a condominium where families come to have fun and relax. We must respect the rights of others, so we ask you to avoid loud noise and high-volume music, both in your unit and in common areas. Moderate music is allowed until 11:00 pm.
It is not allowed to leave trash in the hallway; please take it to the containers located on the exterior side of each tower.
Hanging sheets, towels, or dryers on balcony railings is prohibited, as well as placing items that detract from the condominium's image (antennas, decorations, or plastic furniture).
The condominium is entirely smoke-free in accordance with the law.
KEY POLICY
This unit has a keyless entry. Upon arrival, you will be provided with a code to access the unit during your stay. Your concierge will explain how to operate the smart lock.
ARIA OCEAN FLAMINGOS REGULATIONS
It is mandatory for each tenant to comply with the following regulations:
Bracelets will be provided to tenants/guests for identification purposes, distinguishing them from property owners, with the aim of maintaining control.
Owner bracelets will be delivered exclusively to the property owner, under no circumstances to the administrator or tenant.
The administration will not grant access to the facilities to individuals not registered as temporary occupants, unless accompanied by the unit owners. Similarly, access to common areas will be denied until proper registration and identification copies are provided.
Condominium owners are jointly responsible with the mentioned third parties for any breach of their obligations.
The maximum occupancy allowed in the units is as follows: Studio 2 persons, Loft 4 persons, Double 6 persons, Triple 8 persons, PH 10 persons, Diamante 12 persons. These capacities must be respected, and failure to do so will result in appropriate sanctions.
Tenants are not allowed to have guests. Access for tenants' guests is prohibited, except for tenants renting for a month or more.
Pets are not allowed for tenants. Access will be denied.
Owners and/or tenants are not allowed to bring weapons into the condominium. Access with weapons is strictly prohibited, even with a valid weapon-carrying permit.
Owners and/or tenants are not allowed to bring security personnel into the condominium (bodyguards, security or equivalent). Access is strictly prohibited.
Staff (domestic, security, etc.) working for owners and/or guests and/or tenants are not allowed to use the pool facilities.
Drug use is prohibited in the condominium. Offenders will be reported to the authorities.
Any owner and/or guest and/or tenant engaging in immoral behavior, inappropriate conduct in common areas, or towards condominium staff will be subject to sanctions as outlined in these regulations.
If the unit (apartment) is rented, the owners or their relatives cannot use the facilities or common areas of the Condominium.
The Condominium Administration reserves the right to deny access to common area facilities or their use to any tenant who does not comply with the rules of this condominium.
Additional Regulations:

It is entirely prohibited to use balls and sports equipment in the pool.

Failure to comply with these regulations will initially result in a penalty of 500.00 Mexican pesos. Subsequent violations will result in doubling the penalty each time. The administration also reserves the right to reduce services until the sanction is settled.
