Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies.

OCCUPANCY POLICY
Maximum occupancy of 4 Adults in the unit. No exceptions.
Minors are permitted.
Minors under the age of 12 must be accompanied by an adult at all times.

VISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
Guest visitors must be registered with the Administration.
Renters may host a maximum of two guests, while in attendance, in the common areas.
No overnight visitors are allowed.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
Visitors cannot use the common areas if the owner of the unit is not present.

PET POLICY
Service dogs of 20 lbs or less w/ papers permitted, with previous authorization from the owner.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 11:00 PM and until 9:00 AM: Including Speakers, Music, Televisions, etc. inside of the unit.

POOL AREA:
a) Pool hours are from 9AM to 10PM.
b) The pool hot tub and patio area are for the enjoyment of homeowners, their renters, and friends only. Non-residents guests shall be accompanied by the owner/renter.
c) All bathers shall wear clean and appropriate bathing attire while in the pool or the hot tub. No street clothes or shoes allowed.
d) Persons under 18 may not use hot tub unless directly accompanied by a responsible adult.
e) Children under 12 shall be accompanied by an adult when using the pool area.
f) Infants and toddlers shall wear swim diapers and/or elastic swim pants. bathing nude or in disposable or cloth diapers is not permitted.
g) No glass is permitted in the pool area.
h) Running, boisterous oy rough play or excessive noise is forbidden.
i) Headphones/earbuds must be worn when listening to musical entertainment devices. Exceptions must be authorized by the Administration.
j) No diving or jumping into the pool.
k) Only soft plastic toys and floats are allowed in the pool area.
l) No adult nudity or sexual activity is allowed.
m) Person with open sores, wounds or skin infections shall not use the pool hot tub.
n) Bathers shall dry off completely before leaving the pool area.
o) Parties that require dedicated use of all or part of the pool area must be authorized by the Administrator or his agent. Five days’ notice is required.
p) No barbecuing or cooking is allowed in the pool area.
q) Pets are not permitted in the pool area unless they are under the direct control of their owners and are securely leashed. They shall not disturb the tranquility of other residents or jeopardize their health and safety.
r) Except for the hot tub timer switch (located near to the pool area bathroom), other pool controls shall only be adjusted by the Administrator or condo maintenance personnel.

COMMON AREAS:
Any area outside the private unit is considered common area of the condominium.
a) Articles that may impede corridor access by your neighbors, or are unkempt in appearance, will not be allowed. Towels, bathing suits and other items shall not be hung over outside railings.
b) Expenses associated with damage to common areas will be billed to the homeowners.
c) Any areas that contain operational systems for the building, including, but no limited to, the roof and maintenance room, may be entered only with authorization of the Administrator or designate.
d) Residents shall not allow access into the building to unauthorized persons.

GUEST KEYS
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD ($1,000 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

CONDOMINIO COPA DE ORO
INTERNAL REGULATIONS

Copa de Oro is a residential condominium with many full-time residents. It is not a hotel. It is the responsibility of each homeowner and guest to ensure that we maintain a quiet, family atmosphere that is peaceful and safe for all of us. These Regulations apply to all residents, whether they are homeowners or renters. Failure to abide by the Internal Regulations will result in fines of up to $500.00 pesos per day.

1. RENTALS:
a) All rentals must be advised in writing to the Administrator.
b) All renters must, prior to the commencement of the rental period, confirm in writing to the respective homeowner that they have read and understood the Internal Regulations, and agree to abide by them.

2. NOISE:

Copa De Oro is a concrete structure with tile surfaces, so sound can easily be transferred, even amplified between floors. Please consider this in your activities so those living above and below you will be able to enjoy their time here as well.

a) NO noise is permitted after 11PM. Activities that might be disruptive to others shall be taken inside, with doors closed, by no later than 11PM.
b) Loud music and/or television which disturbs a neighbor around you is not allowed at any time.
c) Care shall be taken not to transfer sound between units. Doors shall not be slammed, and furniture should not be slid or dragged across the floor.
d) Loud talking or undue commotion in the hallways that disturbs other occupants is not allowed.

a) Each unit may have maximum of two cats or dogs, each less than nine kilos (20 lbs.).
b) Pets are not allowed to urinate or defecate in the common areas and shall be taken outside the building by their owners for this purpose.
c) Pets shall remain under the direct control of their owners and be securely leashed or in cages while in the common areas.
d) Residents with dogs shall take steps to avoid allowing them to disturb other residents, including uncontrolled barking. Keep your front door closed and enclose your pet completely within your unit when you leave them unattended at home along.

6. PARKING:
a) One parking space and one garage door remote is allotted to each unit. Vehicles using an unauthorized parking space will be towed away at the owner´s expense.
b) vehicles shall be parked within their allotted space, and shall not extend over to another homeowner´s parking space. Large boats or vehicles that cannot fit into the allotted space and cause inconvenience to others shall be parked elsewhere.
c) The lobby entrance to the elevator shall not to be used for parking at any time except to unload large items in an expeditious manner.
d) Vehicles shall not be washed or repaired in the garage.
