The Palm on the Tree is one of Puerto Vallarta’s newest boutique condo complexes (completed in 2022) and is in the trendy Zona Romántica neighborhood. Bars, restaurants, nightclubs, galleries, beaches and much of the entertainment and cultural experiences that Puerto Vallarta is renowned for are within short walking distance. The condo is uniquely positioned at the end of a sloping road (no through traffic) and surrounded with lush tropical landscaping for a peaceful reprieve when rest and relaxation are essential.

Guests can unwind with their favorite drink and watch the sun dip into the bay or delight in the fireworks that often mark a city celebration from the unit’s private terrace. Or head to the building’s rooftop for an expanded 360-degree view of Banderas Bay and the Sierra Madre mountains while swimming laps in the heated saltwater pool. The rooftop features Wi-Fi, BBQ grills, private bar with outdoor televisions and comfortable seating for lounging or dining. Other amenities include an air-conditioned gym with cardio and strength training equipment and first floor terrace / sitting area.

The unit's owner is an interior designer who collaborated with a local designer to create a home with a laid-back style that allows guests to enjoy their time here to the fullest. Furnishings and decor were thoughtfully curated for a modern bohemian vibe that complements the natural jungle surroundings and incredible ocean views. The designers further emphasize this "connection to place" with locally-commissioned furniture in native hardwoods, hand woven textile accents and original art by contemporary Mexican artists.

No matter the season, you’ll find a comfortable setting that’s just right for you. There are separate digital climate controls and ceiling fans in each bedroom and the living area. Plus, the sliding doors to the terrace feature screens for natural airflow while keeping the bugs out. For your entertainment or when you need to work from home, the unit has high-speed fiber optic internet / Wi-Fi (500Mbps) and a Wi-Fi enabled printer. To protect technology the condo also has a whole-house surge protector installed at the electrical panel.

Accessibility
The complex is located on a rise on the east side of Zona Romántica and can be reached by walking or by car. Taxis, Uber or other ride-sharing options are available to/from the property. If walking, you can expect to walk up a slope in the last three blocks to the base of the building. A designated parking space in the garage is available for guests who make arrangements in advance of their stay. From the garage, an elevator provides access to every floor including the lobby, the gym and the rooftop. The lobby can also be reached from the street level and does require several steps. Unit 10 is located on the fifth floor and is accessible by elevator or stairs. Once inside the unit, there are no steps.

Kitchen / Dining
The kitchen is outfitted with everything you need to cook a meal, bake a dessert, brew a cup of coffee or craft a cocktail. It features GE Profile appliances including a gas range with exhaust fan, an oven, microwave, full-size refrigerator/freezer and dishwasher. Other features include Parota soft-close cabinets, granite countertops, large stainless steel kitchen sink with pull-out faucet for easy cleaning, garbage disposal and undercabinet lighting. There is a separate drinking water faucet with ultraviolet water filter.

Rounding out the dining area is a counter-height bar with three stools and a four-person dining table.

Laundry / Utility Room
Accessed through the kitchen is the utility room with laundry sink and large capacity side-by-side Whirlpool washer and dryer.

Living Room
For those nights you just want to Netflix and chill, the living room is comfortable and cozy with a large 90” (2.3m) sofa and cool accent chairs. Log in to your favorite streaming service with the 4K Amazon Fire TV Stick and watch a movie on the 55” Smart TV with soundbar. Or use the remote to open the window sheers, stretch out on the sofa and just take in that view. The living room has a ceiling fan and separate air conditioning controls.

Terrace
The covered terrace is accessible from the living room and principal bedroom and is completely private from neighboring units. Sip a beverage, curl up with a book, play a game of cards or simply open the sliding doors fully and embrace Mexican indoor-outdoor living.

Principal Bedroom
The principal bedroom is located at the front of the condo with terrace access, an ensuite bathroom with glass-framed shower and expansive walk-through closet. You’re set up for a great night of rest in a King-sized bed with Sealy Posturepedic memory foam mattress and sleeping in is no problem with blackout window treatments that are easily opened and closed by remote. Watch the 55” Smart TV in bed (with 4K Amazon Fire TV Stick) or get some work done at the desk. This bedroom has a ceiling fan and separate air conditioning controls.

Guest Bedroom
The guest bedroom is located nearer the entrance of the condo and is next to the second full bathroom with walk-in shower. Once again, a good night’s rest is top of mind with a matrimonial-size bed featuring a Sealy Posturepedic memory foam mattress. A privacy window film allows natural light in while a blackout window treatment shade can be pulled down for complete darkness. This bedroom has expansive built-in storage, a ceiling fan and separate air conditioning controls.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies, or common areas.

OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.
Minors above the age of 12+ are permitted.
NO minors under the age of 12 are permitted.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.

VISITOR POLICY
The number of visitors must not exceed the maximum occupancy of the unit.
Only guests registered and confirmed in your booking are allowed to occupy the unit.
No overnight visitors are allowed.

PET POLICY
Sorry, no pets allowed.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE between 10:00 pm until 9:00 am, including Speakers, Music, Televisions, etc. inside of the unit.

POOL POLICY

- Hours:
Monday to Thursday: 9 a.m. to 10 p.m.
Friday and Saturday: 9 a.m. to 12 a.m. (midnight)
Sunday: 9 a.m. to 9 p.m.
- Personal safety is the responsibility of each user.
- The use of swimwear is mandatory
- It is forbidden:
The practice of rough games, as well as diving.
Enter with pets.
Enter under the influence of alcohol or narcotics.

Stand or walk on the edge of the pool.

COMMON AREA POLICY

KEY POLICY
This unit has a keyless entry. Upon arrival, you will be provided with a code to access the unit during your stay. Your concierge will explain how to operate the smart lock.

GARAGE REMOTE
If you need a remote control for the garage, please ask your concierge. Garage control must be returned at the time of Check-Out in the same condition as received
PLEASE NOTE: Should you lose, damage or not return the remote the cost is $300 USD. Please have this fee prepared to be collected by the concierge (CASH ONLY) at the time of check-out. This Fee is NOT covered by the guest damage insurance.

THE PALM ON THE TREE REGULATIONS

General

- It is forbidden to run or shout in hallways and stairs.
- It is forbidden to play with or in the elevator.
- It is forbidden to hang articles from and on the unit’s balcony/terrace railing (e.g., towels, clothes, fins, etc.).
- Music inside each unit must have a moderate volume, so neighbors are not disturbed. In case of non-compliance, you will be asked to lower the volume. In case of reoccurrence, a fine of $ 1,000 (one thousand pesos 00/100 M.N.) will be charged.
- Access doors to the building (lobby and parking) must always remain closed.
- Packages and / or food must be collected in the lobby by the interested parties.
- Common areas must be left clean and tidy after use.
- No smoking.

Rooftop Terrace

- Hours:
Monday to Thursday: 9 a.m. to 10 p.m.
Friday and Saturday: 9 a.m. to 12 a.m. (midnight)
Sunday: 9 a.m. to 9 p.m.
- It is forbidden to use the space while naked.
- Maximum 5 (five) guests per unit.
- Smoking is forbidden. The consumption of illegal substances is forbidden too.
- Music should be played at a moderate volume.
- Cover the TV after use and leave the remote control on the bar’s countertop. To remove and put the cover on, use the ladder available on the terrace.
- Pets are not allowed.
- The use of glass items is prohibited.

Swimming Pool

- Hours:
Monday to Thursday: 9 a.m. to 10 p.m.
Friday and Saturday: 9 a.m. to 12 a.m. (midnight)
Sunday: 9 a.m. to 9 p.m.
- Personal safety is the responsibility of each user.
- The use of swimwear is mandatory

Lower Terrace (in front of the lobby)

- Hours:
9 a.m. to 10 p.m.
- Eating and drinking are allowed. The use of illegal substances is forbidden and smoking too.
- Music is allowed should be played at moderate volume.
- Maximum 5 (five) guests per unit are allowed.

Gym
- Hours:
5 a.m. to 12 a.m. (midnight).
- Workout equipment is not subject to reservation; it can be used when available.
- Wear appropriate clothing for exercise. The use of a towel is mandatory.
- Smoking, eating and drinking alcoholic beverages are forbidden in this area, as well as the consumption of illegal substances.
- Only one visitor or personal trainer is allowed per unit, who must be accompanied at all times by the respective unit owner or tenant.
- Clean equipment after each use, using the cleaner available in the area.
- If no one else is in the area, at the end of your workout turn off air conditioning and lights.
- Management is not responsible for forgotten objects.

Garbage Chute

- The chute has a diameter of 50 cm (19.68 inches). Use medium bags, smaller than the diameter of the shut.
- Use white bags for organic waste and black for inorganic waste.
- Flatten cardboard boxes and leave them next to the garbage container located in the parking lot.
- Place packing material in the garbage container located in the parking lot (do not throw it through the chute).
- Flattened cardboard boxes and/or packing material that does not fit in the trash bin: leave it behind the parking bumps of the spot assigned to your unit. Be careful not to block vehicular access.
- Glass bottles and other glass containers: deposit them in the metal container designated for this purpose in the parking lot.
- Do not use this container for any other type of garbage.
- Do not throw glass material through the shut
- Broken glass: wrap it in thick paper or other material making sure that it does do not pose a risk of cutting for those who handle garbage. Seal the package with rope or tape and write on it 'VIDRIOS ROTOS'. Deposit the bag in the metal container.
- Fine for $1,000 pesos will be charge for throwing cardboard, packaging materials or glass through the chute down.

Parking Lot - Garage

- It is forbidden to park in a spot that does not correspond to that of your unit, unless it is directly authorized by the owner of a different unit.
- It is forbidden to do any work in the parking spot.
- One car per unit; other vehicles must remain outside the building.
- Use extreme caution when entering and/or leaving the parking lot.
- It is forbidden to drive under the influence of alcohol and / or narcotics.
- Vehicles parked without authorization must be removed and pay a fine of 1,000 (one thousand pesos 00/100M.N.).
- It is responsibility of the condo owner who allowed the unauthorized vehicle access, directly or indirectly through renters, contractors, guests, etc.
- Each owner or renter must use the remote control to open and/or close the metal door.
- No smoking in this area.
